FINDING THE TENANT

Our prominent office location, eye-catching window projector, advertisements in the local press, and up to date web site plus contacts in the business community ensures a constant supply of professional tenants, resulting in finding a reliable tenant at the best market rent as quickly as possible. Viewings with prospective tenants will always be by appointment and accompanied by one of our consultants.
REFERENCES
After interviewing prospective tenants, the information is processed by a respected Credit Reference Agency for verification. Checks will include employment details, the electoral register and register of County Court Judgements plus a credit check.
Financial position for company lets will be assessed. Only after acceptance by the landlord will we then proceed with the relevant paper work.
ASSURED SHORTHOLD TENANCY
Assured Shorthold Tenancy agreements give the landlord guaranteed possession of the property at the end of the agreed term. Normally 6 or 12 month contracts are preferred.
The Tenancy Agreement and relevant Notices will be prepared by Connect and are carefully worded to protect the landlord and are available on request.
Landlords must sign the Tenancy Agreement in our office or after your

written authority Connect can sign on your behalf.
Connect will collect the first months rent and deposit after contracts have been signed by tenants.
MAINTENANCE
Our property maintenance team are available during our normal office hours to deal with problems that may occur. For example; boiler problems, leaking roofs, burst pipes, faulty washing machines, you name it and we will have dealt with it hundreds of times before. Our emergency contractors are also available 24 hours a day, 7 days a week to deal with any problems that may occur.
Problems whether simple or serious will be calmly dealt with and efficiently handled until resolved. Landlords need not worry, as we only use contractors who have proved themselves to be trustworthy and reliable. Costs are kept under control, as we are able to negotiate discounted rates due to the volume of work we commission.
INVENTORY
We will arrange to prepare the Inventory of the property. This document comprises part of the tenancy agreement and provides a detailed record of the contents and condition of the property. This is important so as to avoid difference of opinion at the end of the tenancy, when we will arrange on your behalf, a thorough check of the property.
A member of our property management staff will inspect your property on a quarterly basis during the tenancy and a full report will be sent including suggestions for replacement, repair or maintenance if required.
AREAS AND DEFAULTS
Connect make every effort to collect all rent by standing order. If payment does not arrive our accounts department will act promptly to find out the reason. Most cases can be resolved with a friendly phone call. Should a more serious problem develop we will follow up the call with a formal letter, indicating action that may be taken unless payment is made immediately.
